There are three usual routes: draw on your existing mortgage, refinance the lot, or take a separate renovation loan. Which is cheapest depends on how much you need, how long you'll take to repay it, and what rate you're currently on.

If you're sitting on a competitive mortgage rate, refinancing the whole loan to fund a $40,000 kitchen can cost more than it saves. A separate facility keeps the existing loan intact.

  • You have some regular income — from work, self-employment, superannuation, investments or a pension
  • You're borrowing an amount you can service comfortably — most of our panel starts around $10,000
  • You can comfortably meet the repayments alongside your existing commitments

Before you enquire

Do I need builder's quotes?

For larger or staged facilities, yes. Smaller unsecured renovation loans generally don't require them.

Can I do the work myself?

Owner-builder projects are accepted by some lenders and declined by others, and structural work usually requires licensed trades. Tell us upfront so we go to the right lenders.

Is it better to redraw on my mortgage?

Sometimes. If you have available redraw and a good rate, that's often the cheapest money you'll find. We'll say so if that's the case.

How much can I borrow against my home?

That depends on your equity, income and the lender. Secured renovation lending typically runs to a set proportion of your property's value.
